This Margate shore home came to us after a significant nor'easter left the owners dealing with persistent leaks throughout the master bedroom and upstairs hallway. The original roof was over 22 years old and had already been patched multiple times — it had simply reached the end of its useful life. The tear-off revealed what we had suspected: approximately 180 square feet of rotted decking in addition to the shingle damage. Our crew removed both existing layers of shingles down to the bare rafters, replaced the compromised decking sections with new 5/8-inch plywood, and installed a full synthetic underlayment system before laying a single shingle.
