Shore rental properties in Avalon have unique renovation requirements. Materials need to handle high-humidity salt air environments, heavy seasonal use, and the wear and tear of renters who don't treat a property like their own home. When this Avalon vacation rental owner came to us after their hall bathroom had deteriorated from years of use and a slow leak under the toilet they hadn't known about, they needed something that looked great in listing photos and could hold up through years of rental season.

The project started with a thorough assessment of the damage from the toilet leak. The subfloor beneath the toilet had softened and required sistering of the joists and replacement of the subfloor sheathing in a 4x4-foot section before any cosmetic work could begin. With the structural repair complete, we mapped out a refresh that prioritized durability and clean coastal aesthetics.

For the walls, we selected a large-format 12x24-inch rectified porcelain tile in a crisp white gloss — easy to clean, resistant to mold, and timeless enough to appeal to the broadest range of renters. The floor received a 2x2-inch hex mosaic in a soft sand color, which hides light soiling between cleanings and coordinates with the coastal color palette. All grout throughout was sealed with a premium epoxy grout to minimize maintenance and prevent the grout staining that plagues rental properties.

The existing tub was in good structural condition and was professionally refinished rather than replaced — a significant cost saving for the owner with an identical visual result. New tub surround tile was installed using a subway pattern in the same white gloss, with a pencil tile border at eye height for a finished detail that photographs well.

We replaced the vanity with a 36-inch floating model in a weathered gray finish — a practical choice that makes floor cleaning easier and adds a coastal feel. The countertop is a solid surface in white with an integrated sink, which eliminates seams where mold can grow. New brushed nickel fixtures, a frameless mirror, and an exhaust fan rated for higher humidity than the original completed the renovation.
